Our Practice - What We Do
The fast-paced nature of commercial real estate development throughout the western United States has our commercial real estate attorneys engaged in a wide variety of projects and dealing with the challenges and opportunities for developers, lenders and investors from across the nation. Our firm’s six offices are located in areas where the magnitude and quantity of real estate transactions far exceed the norm, which is an advantage uniquely available to our clients. We understand the importance of acting quickly, accurately and anticipating the needs of parties on both sides of a deal.

Our Attorneys - Who We Are
Our real estate attorneys develop client teams based upon the individual needs of each client. By developing these client teams, real estate related services such as tax planning, commercial finance, construction, water rights and utility regulation, are integrated to provide a full-service legal approach. We have found this to be a best practice for clients focused on long-term success. In addition to such collaboration on a project-by-project basis, we have formalized this approach to facilitate "turn-key" service to clients in a wide array of industries.

One example is the acquisition, sale, and leasing of hospitals, skilled nursing facilities, medical buildings, and medical condominiums. Such transactions often involve coordination with Snell & Wilmer's Health Care attorneys to determine the applicability and impact of Medicare, medical and other governmental rules and regulations, along with our Corporate and Tax planning attorneys.

The experience of our team of attorneys encompasses nearly every type and size of commercial development imaginable. We are involved with client projects ranging from small office buildings to high-rise buildings, housing start-ups to massive distribution centers, and multi-tenant industrial buildings to corporate end users. We also represent large and small professional developers in forming relationships with institutional investors, private investors, public funds, and in creating public/private partnerships for development.

Our Experience - What We've Done
Working closely with our clients, our early participation in office, industrial, and medical projects can have a profound impact on the economics of the transaction. Some examples of these successful projects include:

  • Automotive Testing Facility - acquisition and development of 12,000 acres for the development of the largest automotive testing facility in North America
  • Desert Basin Power Plant - representation of owner in land acquisition, entitlement, development and financing of power plant in Casa Grande, Arizona
  • Lockheed - aircraft facility lease
  • Lytton Project in the State of California - management and development agreements with the Lytton Tribe providing for the purchase and subsequent transfer of land to the Tribe of land near the City of San Francisco for development of the Casino San Pablo casino/hotel project, involving a federal land trust, and documenting intergovernmental agreements for public utilities and municipal services and establishing a tribal commercial code and court
  • Mayo Hospital - representation in acquisition of over 200 acres from State of Arizona and development and construction of Mayo Hospital
  • Tucson Airport Authority - general counsel handling the complete spectrum of airport matters including airport policies, leasing, real estate, environmental, contracts, construction, employment and litigation services and regulatory matters
  • University of Phoenix (Apollo Group, Inc.) - representation in acquisition, leasing and development of college campus sites throughout the United States and worldwide
