Joe Viola's practice is concentrated in real estate, leasing, and construction. His practice includes purchase and sale of real property, landlord and tenant representation, negotiation of architectural services and construction work agreements, and settlement of real property disputes.
Representative real estate transactions include general acquisition and disposition of office, retail, industrial, hospitality and multi-family projects; deed in lieu of foreclosure and debt settlement negotiations; sale of bank-owned assets following foreclosure; and sale of assets subject to receivership. Joe's practice includes work on real property development issues in health care and renewable energy projects.
Joe has served as both landlord and tenant counsel in leasing transactions for office, retail, and industrial projects. Representative transactions include ground leasing, lease restructurings on retail projects, and settlement of lease-related disputes.
Construction-related work includes representation of owners and contractors in negotiation of construction agreements.
Joe has represented state agencies in real estate related transactions and worked on development transactions on Native American lands.
